Overview

Basement Development Calgary: Done Start to Finish

We take unfinished or dated basements and turn them into finished living space, or into a legal, permitted secondary suite with its own kitchen and entrance. One company runs the whole job: drawings, permits, framing, trades, finishing and final inspection.

Most basement developments in Calgary run $40,000 to $100,000+ and take 8 to 12 weeks. Legal suites typically run $80,000 to $130,000+ and take 10 to 16 weeks. You’ll see a ballpark range before we book a site visit, so you know early whether your budget and your plans line up.

Our clients are families who need more room, homeowners who want a mortgage helper or space for parents, and investors adding a rental unit. Whatever the goal, the work is the same: build it to code, ready for every inspection, and finish it properly with our in-house team.

Why Calgary homeowners book a basement renovation

Most basement projects start with one of these.

Kids need more room

A growing family needs bedrooms, a play space or a second bathroom. Finishing the basement adds that space without the cost and disruption of moving.

Theatre, gym or guest space

A media wall, home gym, wet bar or guest room. We frame custom media walls and millwork in-house, so the room is built around how you'll use it.

Rental income

A legal secondary suite can help carry the mortgage. We check whether your home can support one before we price it, so there are no surprises.

Family moving in

Parents or adult kids need their own space, with a kitchen, bathroom and entrance. An in-law suite gives everyone privacy under one roof.

Suite isn't permitted

An existing suite that was never permitted often needs to be made legal before you sell or rent it. We bring it up to code and through inspection.

What we build

Basement finishing, legal suites and existing suites

Three ways a basement project usually goes. Pick the one closest to yours.

Basement finishing in Calgary

Basement finishing turns bare concrete and studs into rooms you’ll use every day: bedrooms, a family room, a bathroom, laundry, an office or a home theatre. We start with a 3D floor plan scan, then draw the layout so you can see where walls, doors and storage land before anything is framed.

Framing, insulation, vapour barrier, drywall, flooring, doors, trim and paint are done by our in-house crew. Electrical, plumbing and HVAC go through our licensed trade partners. Custom media walls and millwork are framed in-house. Every basement development gets a building permit and the inspections that come with it.

Legal basement suite in Calgary

A legal basement suite in Calgary is built with a permit to the Alberta Building Code, passes inspections and is registered with the City. Most Calgary homes can now have a secondary suite, but it depends on the entrance, egress windows and ceiling height. City zoning also matters, and a development permit may be required.

We check all of that on the site visit, before we price the job. Then we prepare permit drawings to code and build the suite with fire and sound separation, egress windows, a separate entrance, interconnected smoke and CO alarms, and ventilation and heating as code requires. We finish with the registration paperwork.

Making an existing secondary suite legal

Many Calgary basements already have a kitchen and bedroom that were never permitted. If you plan to sell or rent, an unpermitted suite can become a problem. We assess what’s there, work out what needs to change to meet code, and handle the permit, the work and the inspections.

The City’s Secondary Suite Amnesty Program for bringing existing suites up to code ends December 31, 2026. If you have a suite you want made legal, it’s worth starting now so there’s time for drawings, permits and construction. The City of Calgary also offers some incentives for suites, and we’ll point you to what’s current.

How it works

Our basement development process

Here’s how a basement goes from first message to final inspection.

01

Send photos and your budget

Send photos of the space, inspiration, your budget and timeline. Tell us if you’re looking for a secondary suite. That’s enough for us to start.

02

Get a ballpark range

We send a ballpark range so you can check budget alignment before anyone books a site visit. If the numbers don’t work, you’ve lost nothing.

03

Site visit and 3D scan

We visit, complete a 3D floor plan scan and, for suites, check feasibility: entrance, egress windows, ceiling height and zoning.

04

Drawings and detailed estimate

You get layout drawings and a detailed estimate. For suites, we prepare permit drawings to code so the plan is right before work starts.

05

Permits, framing and trades

We pull the building permit, then frame, insulate and install vapour barrier. Electrical, plumbing and HVAC go in through our trade partners. Suites get fire and sound separation and egress.

06

Finishing

Our in-house finishing team handles drywall, flooring, doors, trim and paint, plus the kitchen, bathroom, laundry, wet bar or media wall you scoped.

07

Final inspection and handover

We book the final inspection, walk through the space with you and work through a deficiency list. Suites get their registration paperwork completed.

Pricing

How much does basement development cost in Calgary?

Cost is the first question everyone asks, so here are real ranges. A standard basement development and a legal secondary suite are different projects, with different code requirements, so they’re priced separately. Your number depends on size, layout and finishes.

Send photos and your budget, and we’ll give you a ballpark range before any site visit.

Basement development

$40,000–$100,000+

Finished living space with bedrooms, bathroom, family room or theatre as scoped.

Legal secondary suite

$80,000–$130,000+

Separate entrance, kitchen, fire and sound separation, permitted and registered.

What moves the number

Size and layout

More square footage, more rooms and more walls mean more framing, drywall and flooring. An open layout costs less than several small rooms.

Bathrooms and kitchens

Each bathroom, kitchen, laundry or wet bar adds plumbing, electrical and fixtures. These rooms carry more cost per square foot than bedrooms.

Suite requirements

Fire and sound separation, egress windows, a separate entrance and code-required ventilation and heating add scope that a standard basement doesn’t need.

Finishes and millwork

Flooring, doors, trim, media walls and custom millwork vary widely. Your selections can move the total more than anything else.

Existing conditions

Ceiling height, window sizes, existing plumbing and what’s already framed all affect how much work is needed before finishing starts.

How much does a basement development cost in Calgary?

Most basement developments in Calgary cost $40,000 to $100,000+. A legal secondary suite typically costs $80,000 to $130,000+. The range depends on size, layout, how many bathrooms or kitchens you add, and your finishes. Our basement development cost guide breaks it down further, or send photos and your budget for a ballpark.

Most Calgary homes can now have a legal suite, but it depends on the entrance, egress windows and ceiling height. City zoning also needs to be confirmed, and a development permit may be required. We check all of this on the site visit before we price the suite.

A legal suite is built with a permit to the Alberta Building Code, passes its inspections and is registered with the City. That covers fire and sound separation, egress windows, a separate entrance, interconnected smoke and CO alarms, and ventilation and heating as code requires.

Yes. We assess the existing suite, scope the upgrades needed to meet code, and handle the permit, work and inspections. The City’s program for bringing existing suites up to code ends December 31, 2026, so it’s worth starting now to leave time for drawings and construction.

A basement development typically takes 8 to 12 weeks. A legal secondary suite typically takes 10 to 16 weeks, because of the added code work and inspections. We confirm your schedule once the scope and drawings are set.

The City of Calgary offers some incentives for secondary suites. Programs change, so we’ll point you to what’s current when we talk about your project rather than quote amounts that may be out of date.

Yes. A basement development needs a building permit and inspections, and a suite needs permit drawings to code and registration with the City. We prepare the drawings, apply for the permit and book the inspections.

Basement finishing adds living space for your own household. A legal suite is a separate, self-contained unit with its own kitchen and entrance, built to stricter code requirements for fire and sound separation, egress and alarms. That’s why suites cost more and take longer.

No. We build the suite and complete the registration paperwork. Tenant finding, leases and property management are landlord services we don’t provide.
